Location
ParkWay.city is located outside the central urban area of Sofia, near the southern arc of the Ring Road, part of Lozenets District. This location provides us with all the necessary space to unfold our ideas and plan. In our case - 170 decares. At the same time, the proximity to the Ring Road and Simeonovsko Shose, the planned transport routes, the future metro station and a network of bicycle lanes ensures the important connectivity of the neighbourhood with every other point of Sofia.

Bioclimatic conditions
Bioclimatic conditions define the neighbourhood as an area with a favourable and preserved natural environment, without strong anthropogenic intervention. The natural greenery combined with cultivated vegetation will contribute to the development of biodiversity in the region. The location and altitude of ParkWay.city suggest the presence of a colder winter and a cool summer. But when it comes to weather, everything is conditional.
Transport network
ParkWay.city corresponds to its name. The neighbourhood is of an open type, which means free movement through public and interblock spaces. The pedestrian zone is designed as a network of alleys that serve the residential areas and connect the individual parts of the neighbourhood and the park, where residents will be able to benefit from various sports facilities.
Public functions
It is located on the periphery of a green wedge, which extends to the Borisova Garden. Various public functions will be developed in the neighbourhood with the construction of each stage. There are big hypermarkets, medical centres, educational centres, etc. nearby.
Development
The complex is located in a zone with a maximum building height of 10 meters. The overall low-rise development, tailored to the human scale, creates a favourable area for permanent residence - all buildings are well sunlit, including the interblock spaces. In addition, the surrounding properties fall into an area with even lower construction, which in the future will not compromise the view of Vitosha.
Landscaping
The park area is located at the periphery of the city near the Vitosha Nature Park. The idea is that in the future transformation of the territory into a park, it will preserve the natural character of the environment, local species and become a catalyst for development of biodiversity in the area. In areas that are tangent to the neighbourhood, the nature of landscaping changes from natural landscaping to cultivated one. The more you enter the interior of the neighbourhood, the more anthropogenic the park environment becomes.
Pedestrian alley network
There is a pedestrian connection between the separate neighbourhoods. The pedestrian zone is conceived as a network of alleys that serve the residential areas and lead to the park. In the centre of the area, there are buildings with public functions on the ground level.
Surrounding environment
We all remember the heat of the past few years. We’ve been promised that it’s only the beginning. This is why the microclimate of ParkWay.city is very important. In ParkWay.city, the heat has no place because of the natural shield of the mountain, the greenery around, and the altitude. A chill in summer is the luxury of the future. ParkWay.city will develop in the inner zone, which will be the public centre for the neighbourhood.
Interblock spaces
The concept of ParkWay.city is to be an open neighbourhood, which means free movement through public and interblock spaces. However, the nature of interblock spaces remains more introverted. Users of these spaces are mainly residents of the surrounding residential buildings. Through elements of urban design: pavements, landscaping, benches and gates, the hierarchy of spaces will be defined, which naturally directs pedestrian flows to the separate zones.
Public park
The development of the neighbourhood is completely connected with its location in relation to the park. The park offers the possibility of recreation and activation of sports zones, which are part of the continuation of the project’s pedestrian alley network.
