When we started the ParkWay.city project 3 years ago, we did it with the firm decision that we would not just build dwellings, but do urban planning. This means that before building a house, you first need to think about what will be around it. Our style is not to build “piece by piece”, but to build a good living environment. In other words, make the whole area a safe, efficient and attractive space. This is the only way to achieve a sense of order and completeness of what surrounds us.
For the first time in the capital’s history, an investor takes the initiative to create an entirely new neighbourhood from scratch – a neighbourhood that not only erects buildings, but builds a whole community based on harmony and functionality. Located in a prestigious location, ParkWay.city will combine modern design and state-of-the-art technology with a deep understanding of human needs. This is not just a new residential project – it is a space that will give a new meaning to the word “environment”.
What are we used to see? Buildings with diverse architectural identity, scattered indiscriminately? Lack of needed infrastructure? An eclectic symphony of various palettes of construction works? Unfortunately, none of this is unknown to us, it is all over Sofia. But not here. ParkWay.city will be a model for a balanced, aesthetically pleasing and functionally connected urban environment. This is a project that tends to every detail – from infrastructure to public spaces, from alleys to parks and playgrounds, from sewerage, plumbing, lighting, streets, parking spaces to green areas. ParkWay.city is a place where the tranquillity of nature meets the dynamics of the modern city. For the first time, someone is committed not only to building residential and commercial facilities, but also to creating a real infrastructure ecosystem that will be a model for sustainable urban development.
It is a vision for the future, where quality of life comes first. ParkWay.city is a new way of thinking about life in the city, it is a community that will set new standards for residential spaces and urban development.
Infrastructure done right
We are not saying that infrastructure is a major problem in every neighbourhood of Sofia. But we are not saying the opposite either. That is why, at ParkWay.City, we decided to create everything from scratch by laying over 10 km of sewerage and water supply infrastructure and over 12 km of road infrastructure with enough parking spaces for everyone. Just in case.
The view is not everything
It’s great to have a view of Vitosha, but what we really need is to live in a greener and healthier place, not just to look at it from the balcony. With its more than 170 decares, ParkWay.City is to become one of the latest green spaces in Sofia, without depriving its residents of the city’s amenities such as shops, gym, restaurants, and educational institutions.
ParkWay.city metro station
There are two types of places in Sofia – those near the metro and all the others. The metro station in ParkWay.city is still under design, hence we are still not sure about its name, but there is no doubt that it is already turning the dwellings in the neighbourhood into a promising investment for their owners.
Accessibility and mobility
A real gift is that ParkWay.city has been spared the hell of moving around, whether by foot or by transport, as is the case in the busy downtown area. Here we bring back the comfort of driving our own cars. We do it with convenient roads and proper marking. It is of high importance that we provide enough parking spaces, forgetting about the well-known headache of parking. At the same time, ParkWay.city gives a paradoxical opportunity: to get out of town while still in its centre. To be more precise, seven minutes away. This will be the time needed to get there after the construction of the planned metro station next to the complex. We plan to build full-fledged connections with the two most important and actively used roads - the Ring Road and Simeonovsko shose Blvd.

Green infrastructure
An essential part of our understanding is the green infrastructure. We realise that it is an important necessity. ParkWay.city's great gift is precisely the natural environment. Currently, there are about 2,000 trees and over 150 plant species in the area that we preserve, and we increase their number with cultivated ones. A real bonus is our proximity to the public park, which falls within the plans of Green Sofia, together with Borisova Gradina and Krastova Gora. We are only 15 minutes away from a wonderful route: the Lozen Mountain and the Lozen Monastery. We are talking about a comfortable eco trail that takes us to a monastery and a beautiful church in the midst of the softness of the Lozen Mountain and Polovrak Peak overlooking Rila and Plana. Let’s add that the next level of “green” is “blue-green” – when there are also bodies of water. Here we will only mention Pancharevo and Pasarel… Of course, Vitosha is in the big picture of ParkWay.city. It is within your reach.

In urban design, the character is the overall feeling of the area, its appearance. The character of a neighbourhood is built when perceived as a whole. This is exactly what creates a feeling of an organic whole, homogeneity and rapid recognition. A good example of this is Vista Park, the first building in ParkWay.city. We do not build it “piece by piece”, but taking into account the whole context, both as aesthetics and as infrastructure.

Sustainability and durability are linked to the future, and the future are the children. The neighbourhood will have a school and 2 kindergartens, enough to start with. Their natural continuation are the planned sportsgrounds and playgrounds. There is no sustainability and security without smart infrastructure. We will build over 10 km of sewerage and water supply system which will be used not only by ParkWay.city, but also by the adjacent neighbourhoods. What’s more, ParkWay.city will provide gasification for the entire area.
